I have developed an interesting graph comparing average sales prices and cost/FT2 since 2002 for two resort communities in Northern Utah.  The two areas compared are:

a) Ogden Valley, Utah (Eden, Huntsville and Liberty), 60 minutes from SLC airport, serving Snowbasin, Powder Mountain and Wolf Mountain ski areas along with Pineview Reservoir, Wolf Creek Championship Golf Course, surrounded by National Forest and best of all ... no crowds

b) Summit County, Utah (Park City). serving Park City, Deer Valley and The Canyons ski areas.

The Park City area is much better known, but I know that anyone who has not visited the Ogden Valley or skied at Powder Mountain (at 5500 acres, the largest ski area in the United States, averaging 500" of snow/season) or Snowbasin (home of the 2002 Olympics Downhill competition) is missing out. 

As of mid-February, 2007,  the 12 Month Moving Average Sales price per transaction was $590,000 for Summit County and $415,000 for Ogden Valley home and condo transactions.  Another useful statistic is Sales Price per Square Foot.  As of mid-February 2007, the 12 Month Moving Average $/FT2 was $260 for Summit County vs $170 for the Ogden Valley.  In other words, the cost per square foot in Ogden Valley is running 35% lower than the Park City area.  The average size of a typical home/condo purchased over the previous year was 2242 Square Feet for Summit County and 2525 for Ogden Valley.

John,

What is the best way for a mortgage broker (me) to start sharing business with a realtor (you) without going through what I assume are all the tired antics that most brokers do to try to establish a pipeline through a realtor? Our company is lightning fast (can fund a loan in 10 business days) and all of our reps come from outstanding customer service/sales backgrounds. 


Any insight you can provide would be helpful to me as I start out.

Justin,

The only way I know of, as in all business relationships, is to first get your name out to all potential clients.  Based on what I am seeing, you appear to be doing just that, utilizing the AR network to establish initial contact with many Realtors in our area.  Next, once provided the opportunity, is following through as promised with a client.  As a Realtor, what is important to me is that the information provided to a client on the front end match up with the end result (e.g. time to approval, interest rate, fees, discount points, etc.).  For instance, if a loan is going to take 21 days to fund, and everyone knows that up front, plans can be made accordingly between the buyers and sellers, and everyone is happy.

It sounds like you and your team have excellent backgrounds.  I would recommend adding information about your background and experience to your profile.  Any information you consider valuable when selling yourself in person should be included here.  Ultimately, information in your AR profile willl be picked up by search engines like Google.
