Spokane Real Estate Market Forecast 2017 !
Well, if the truth be told, I cannot predict what 2017 will bring for the Spokane Real Estate Market or anything else for that matter - But, after 13 years of experience, I have a gut feeling.
2016 brought a record number of " sales/transactions " over al l- however, we had a noticeable lack of sellers/listings when compared to the year before. This is curious. Here is something you may not know:
In general, historically -about 50% of homes listed for sale in Spokane WA. NEVER SELL. WHAT??? So why isn't there enough homes for sale in Spokane ? You see, what happens when someone puts their home on the market can be a series of unknowns, lack of prep- and in some cases, foo-pahs. Here are the reasons a home will/do not sell:
1) The seller does not " need" to sell, and therefore, they test the market with an above market list price, and it runs the course of being shown, no offers coming together, and back off the market. They are ok with selling, and they are ok with staying.
2) The seller wants to sell, but the house is not in sale ready condition for the desired price. This is very common. Either, the agent does not want to be honest, or the seller does not want professional advice. This happens when the styles, colors, odors, or decor is offensive or in the way, per say of the buyers being able to call this place home, and the amount of updating the home needs is not refelected in the price. Generally these homes come back around with a second, third list agent who was able to get the price attractive enough to land a buyer.
Those are a couple examples as to why a home " doesn't sell ".
On another note: with the Elections behind us, I think people are more ready to make life changes, than say, in a pre-election year, because it is very distracting for so many. This could make 2017 an optimal year for selling your home !
When I work with sellers, I help them maximize their home value by offering an honest, professional opinion of their presentation. Essentially every rooms needs to be " professional photographer ready" and shown in it's best possible light. ( no pun intended ) . If this cannot be done, it must be discounted in the price, or- it will not sell. I do my best to be direct, honest, but also careful and respectful, when offering advice to people thinking of selling.
Back to 2017 : It has been PROVED that there is no lack of buyers in the market. What we need is ready sellers who will bring their homes on to take advantage of the increasing number of first time home buyers in Spokane, the influx of people Relocating to Spokane ( I work with both on a regular basis! ) and the many baby boomers who are selling their larger homes in Spokane to downsize into something smaller.
