Kensington Court Townhomes in Pasadena
This is a real estate market activity report for the Kensington Court townhome complex in Pasadena. In this report I will share 2016 year-to-date information regarding activity as well as a recap of closed sales for the previous four years. All statistical information in this report has been gathered from our local multiple listing service(mls) and may not include all transactions in the eight unit complex which was built in 1983.
Kensington Court is located at 427 South El Molino between Del Mar and California boulevards just east of South Lake Avenue in Pasadena 91101. This popular location is convenient to abundant shopping, dining, culture and entertainment venues. The California Institute of Technology (Caltech), Pasadena City College(PCC) and the Art Center College of Design are easily accessible. Transportation is nearby as well via the Foothill(210) and Ventura(134) freeways as well as the Arroyo Seco Parkway(110) and numerous Gold Line light rail stations.
The architectural style has an English Tudor inspiration and the townhomes are quite spacious with two and three bedroom floor plans ranging in approximate square footage from almost 1700 to over 1900. Units are multi-level with an attached garage. Other features include: enclosed front patios, high ceilings in the living areas, fireplaces, bonus rooms and much more. There are no common area amenities in the complex.
There is currently one townhome available for sale. This is a three bedroom/two-and-one-half bath floor plan with approximately 1914 square feet and is priced at $769,000. In July, a two bedroom floor plan with approximately 1687 sold for $699,000(list price $695,000) in an all cash transaction.
Prior to the sale this year, the most recent mls-reported closed transaction was in April, 2014. This was a three bedroom unit with approximately 1914 square feet. It sold for $710,000(list price $725,000) in another all-cash transaction.
There were no sales reported in 2013 and in 2012 there was one closed transaction. In May of that year, a three bedroom unit sold for $655,000(list price $665,000)
