FSBO Gives Number One Reason to Hire a Realtor

Many folks try to save some dollars in the sale of their home by going it on their own.  Though, for most, in the long run it actually costs them more.  Here's the story of one FSBO from Gary L. Waters, Broker Owner, Waters Realty of Brevard, LLC :

Yesterday afternoon I was speaking with a home seller who had been pursuing the for sale by owner route for the previous couple of months.

In this particular case the asking price was probably pretty reflective of the market conditions and competition.

Still, he had been unsuccessful.

His simple reason for hiring a Realtor..... At least with real estate agents people look! 

Selling a home is much more than placing a FSBO sign out front.  Selling a home involves multiple approaches and strategies.

  • Pricing appropriately for the market (done by the FSBO seller). 
  • Preparation (almost done but some left to do).   Preparation is vital for successful presentation.  Presentation simply comes down to how a home looks to the prospective buyer - not the seller
  • Promotion.    Rarely is successful promotion by placing a sign out front.   Your real estate agent must use an effective individualized marketing plan that gets your property in front of your largest potential buyer pool available and, ultimately, attract the right buyer! 

I often refer to the above components as the Three Ps of selling a home.

Successful marketing will get people in your house.   Most home buyers use Realtors when searching for a home to purchase. 

There are multiple pitfalls to selling a home as a for sale by owner.  Many deal with the transaction and process.  Many involve safety and managing risk exposure.

It's basically the same reason why you should not do your taxes by yourself. it can be done but that doesn't make it a good idea.

Great re-blog, Gabe Sanders!  Funny but, I use the 3-P's in my listing presentation and FSBO's tend to 'get it' after it is explained to them.  They don't have the bandwidth, the knowledge or the experience to manage them at all!

FSBO's do it for two main reasons, to save the commission and the principle that they want to show they can (thinking it isn't that hard).
