OK, OK, OK....so I don't do open houses......I am like the venerable Bryant Tutas. Hell, I don't even list houses to open, but I do take listings and I have some very hard working agents who will gladly run with the ball after the proverbial handoff.
So I have this agent. He is everything that I love in a good agent. Eager, willing to learn, smart, enjoyable, classy, good taste, hardworking.....in short, all around success in a bottle. (I'm afraid The Lovely Mrs. Bay Vista is trying to adopt him as her little brother)
I give him a listing to work and the clients would love an open house. The area of town is a nice area and the houses go for 1/2 to a full million.
Now, we all know that in this market, (Tampa) that is a number that has been the hardest hit and slowest to sell. Since the Clients would like...(LOVE) and open house, and this agent is eager to work, I ask him to schedule an OPEN HOUSE TOUR. I explain the facts and he runs with the proverbial football once again.
Anyone who has scheduled a Tour before knows to do. But he has made great strides and has about 25 houses lined up for a tour on next Saturday.
Here is the Bizarre part. All the cooperating agents need to do is
1) agree to do it.
2) Show Up
3) Share any advertising (Very minimal amount)
Now all of a sudden my agent finds himself Pulling Teeth.
Most of the agents have been great. A couple want a discount. "Since they have the best listing and Obviously will be the biggest draw" Yea...Unhuh....Who You trying to Kid? Kid.
(We are talking about 30 to 40 bucaroonies here folks)
One calls my guy every day to say, "An agent with your talents and initiative needs to be with a better company"....Hey Schmuckly...how come you didn't think of this?...Mr. Big Company...get back in your balloon and fly away..... and another one calls every hour with a crazy demand to change this or that.
So why am I writing and why do I keep saying "So" all of the time? Well, the "so" is for dramatic pause....but I am sharing this story because everytime I do one of these tours, I get the exact same results.
Most of the agents love the idea and a few go to the extreme.
Somone wants a full page add for thier 40 bucks and
some one else wants to know if lunch is included.
But we always get about 30-50 people
who come through the open house and we always get a couple of buyers.
Is it worth the effort. I think so, but then I am Combat Support to my Front line troops. I support them and they fight the Real Estate war. Please tell me what you think about this type of open house tour.
