Alii Kai 11B is listed for $439K and sold the last time for $595K in 7/05. The last time it was listed was from 10/15 to 10/16 for $479K.

Back on the Market:

Leasehold Pali Ke Kua 1, which is being sold at auction, is back on the market with a new price of $212,700 down from $223,800. The seller paid $379K in 4/06.

Contingent:

After 212 market days, Mauna Kai 8B is in escrow while listed at $579K. The most recent sale was for $625K in 11/07.

Sales:

Pali Ke Kua 202 sold for $970K while listed for $1.049M. The previous sale was in 10/03 for $682,500.

Expired:

After 203 market days, Kaiulani 22 expired while priced at $1.795M. The only other sale was in 11/07 from the developer for $1,758,070.

Withdrawn:

After 55 market days, Kaiulani 2, which was priced at $1.290M, was withdrawn. The last sale was in 2/13 from the developer for $1.305M.

Price Changes:

Kaiulani 1 reduced just about every day this week in small increments, starting at $1.25M and ending up at $1.232M. The previous sale was in 3/13 from the developer for $1.195M. As noted above, Pali Ke Kua 1 came back on the market priced down to $212,700. Now on to your Princeville Kauai single family home update:

Temporarily Withdrawn:

4241 Liholiho was temporarily withdrawn after 194 days while listed for $989K. The most recent purchase was in 9/05 for $1.10M

Price Changes:

5127 Iolani Place increased by $23K and is now $748K. The last sale was for $810K in 2/07.

We’re not quite at the end of the month yet and already 80 sales have posted, a healthy 11% increase over Nov of 15. It’s been an interesting year as some months showed signs of strength while others were more the status quo. It will be interesting to see what 2017 brings!
