Are For Sale Signs Required in Sacramento to Sell a Home?

A few weeks back, my office assistants called to say a for sale sign that had been installed in front of a Natomas listing was found lying in an open field quite a ways from the property. At the time, I chalked it up to kids playing a prank. We returned the sign to the property and reinstalled it. This was about the same time the seller called and demanded we meet him pronto to give him a key. No reason given.

I'm not saying the two things are intertwined, but it's very peculiar that a week later the sign has vanished again. Right after the seller decided to cancel the listing. My policy is never to try to force a seller to sell if the seller later changes has a change of heart. Of course, it's a bit more tricky when the seller is also in contract and the sale is pending. Good morning, Elizabeth -- over the years, I have the ocassional seller who prefers that no sign be installed.  It's not crucial but it's certainly one more thing that can draw attention to a listing.  

As far as the "buyer" who called and told you he would continue "just driving by"...I bet he will be calling you or another agent calling to inquire about a property when he once again "discovers" it is already pending.

A buyer driving around looking for signs is really going about the home search all wrong...at least if they want to know what's really for sale.  And if there isn't enough to tickle their fancy, then they need to hire an agent to start contacting home owners about selling their homes to this guy.

Years ago, I listed the home of an elderly couple, who had an abusive adult son living with them.  They wanted to sell without the son finding out.  We had no sign, nor a lockbox.  Showing instructions in the MLS were to contact listing agent (Me).  Appointments for showings were during daytime hours, when the son was at work.  We managed to sell the house without him finding out.  The parents, put all his stuff in storage, left instructions with a neighbor (an ex-Marine), and they moved back east, without a forwarding address!

Michael Jacobs I kinda doubt that buyer will eventually buy a home using that sort of approach. Some people are stubborn and believe there is only one way or that the way that used to work for them is still relevant.

Chris Ann Cleland That old guy driving around to search out for sale signs in the yard isn't that different from the younger buyer who falsely believes she can find the home of her dreams online all by herself.

Larry Johnston Yeah, a simple phone call to ask that the sign be removed is all it would have taken. Sometimes, for security purposes, sellers also ask for me to remove signs from the yard, and we always comply, without question. Well, not that I physically pull the post out of the ground; we have a company that takes care of that.
