Who are your Clients?

Last year was a banner year for my sales. I tip my hat off to Active Rain which helped me contract several closed deals. Looking back at last year 2007 sales effort one thing stands out to me. The demographics: more than half where single women. These buyers where

•1.       single,

•2.       divorced

•3.       Never married types.

 

Their education was just as wide:

•1.       All were high school graduates.

•2.       Some attended college

•3.       College graduates

•4.       Graduate degree.

These buyers were all well informed and knew what to expect. They spent time driving around and looking at listings. I even had one that climb on the roof with the inspector during the inspection. I did not even do that.

This year sales are a little slower. In addition, I am finding my buyers are different as well. I am finding a great number of first time buyers. Married couples with one child and maybe a second due anytime. I am also encouraged that they have a little money saved, enough for a five percent down payment. Who know what demographics will be in the buying mood next year? Let us know what your buyers demos are looking like.

We have a lot of first time buyers who are trying to get into the market. Then as we are in the mountains we deal with relo's and retirees. So they are almost on opposite ends of the chart

First Time Home Buyers are coming out of the wood work here.  The market is starting to get to the point that they can afford a home and they are jumping in with both feet.  Many don't have the income yet but that will come.

Frank, I'm finding more and more single men and women are buying lately.  When I first started in the business, that was the exception...now it's becoming more of the norm.

I am selling a lot in my SOI.  Also, I am selling to a lot of first time home buyers with 5%-10% down.  Finally, I am selling to a lot of military members.  I myself am in the military, so that helps a lot with that.  I have an understanding of what they are going through and their need to be close to a certain base.
