It's raining...

It's been a rather slow winter down here on the Treasure Coast, we had a number of tire kickers, lookie lous and of course the tourists that come through wanting to live in Florida but aren't sure which coast they want to live on. At least we had some folks to talk with, even though they were not ready to buy.

That seems to have change in the last 6-8 weeeks, and it is almost raining buyers. My team averaged a contract every 4 days last month, and it looks like we will beat that this month if the trend holds.

Our market is primarily residential neighborhood homes, median price around $200k. The buyers are coming in and grabbing the quality homes that have been priced below that range and are walking away with some really good values for their money. While we still have 2+ year inventory of homes, we have a long way to go before we can claim a seller's market. MOst of these homes are priced above market, and many have been in the market for over a year, with the sellers refusing to lower their prices. The bottom line is that when a home is priced to the current market conditions, it will sell. There will always be buyers at the right price, and a couple more just walked into my office!

I am so glad to hear that, I was hoping it wasn't just a little squall in my area. I have been talking with other agents in other offices locally and they are all saying the same thing.

BTW, I really  like your profile page, except for just one tiny, tiny thing. It shows me just how much work I have to do (grin)
