When should I start looking for a new home if I will be selling?

A home seller was told they should wait until they find a buyer for their current home to start looking for a new home. There is a balancing act in Real Estate that can determine how well your home sale and purchase goes. The question of the day was how soon a home owner needs to start searching for their new home when they are ready to sell their Manchester NH area Home.  

 

We discussed the home sale process and how long it may take. It wasn't until we started discussing where they would be moving to, that they received some bad advice. With market conditions that have a shortage of good homes for sale in some areas and a very specific school district and list of wants and needs, they decided to start right away on the new home search.

 

This seller wanted to wait until after Christmas to start selling. Their home will sell pretty quick. So this client needs to start their search now. Already knowing what they want and where they want to be is a huge good start. We got them on the path to pre-approval right away. I set up a list of 2 homes for sale that meet their search criteria. There was a third home where the seller is moving to Florida. They will will be packing and leaving right after New Years. They were going to wait to sell their home. This may be just the home for my client. 

 

In conclusion, asking the right questions, listening for the answers and coming up with solutions worked out for this client. It shows that the agent you hire should look out for your best interest. BEFORE hiring an agent, You should know that the BEST way to go about any home sale or purchase is to know that the consumer should not choose just any agent, choose the BEST agent for the job. Great advice. I'm doing the same right now with a new buyer. They want to find a home but lease their home so first things first..talking with a lender to see if their goal is achievable.  They already identified the area they want to make a purchase in. Thanks for your well written post today.

Scott it is all about asking the right questions and helping them through the process of getting qualified etc in advance. We've had a number of cash sales again this year so it makes the process so much easier for the sellers.
