November 2016 Real Estate Market Results in Canyon Creek
It’s nearing the end of Fourth Quarter and if you’re wondering if it is the right time to sell or buy a home… The answer is definitely yes! Austin’s economy continues to swell because of jobs, jobs, jobs. Newcomers seek out the Canyon Creek Subdivision because of its rolling hills topography, broad tree lined streets and excellent schools. Interest rates are moving up and will more than likely continue to move upward throughout 2017, time is of the essence.
Canyon Creek is one of the most desired neighborhoods in NW Austin. It’s a prestigious master planned community that boasts several parks, a Junior Olympic pool, tennis courts, nature trails, top notch public schools, close proximity to our lakes, extensive entertainment and dining options. Canyon Creek offers homes from the mid $300,000’s to the high $600,000’s and includes 2 gated sections offering detached garden/condo home living options.

As of December 2, 2016 there are 5 resale homes in Canyon Creek priced from a low of $435,000 to a high of $629,900. There is less than a month’s supply of homes thus Canyon Creek enjoys a true seller’s market.

As of December 2, 2016 there are 6 homes under contract waiting to close with an average of 59 cumulative days on market.
Homes Sales in November 2016
There were 7 closed homes in the Canyon Creek Subdivision in November up 40% from November 2015. Sold homes enjoyed a 99 % List to Sell Ratio and the days on market were down 55% compared to November 2015. The well staged and priced listings that hit the market in October were snatched up and closed in November. Three of the seven listings were mine.

Canyon Creek Real Estate Summary
Bottom line: November 2016 home sales in Canyon Creek were up from November 2015, the average sold price in November 2016 increased by 15% and the sold price/square foot was up 17%! Good quality listings came on market in October staged and priced well which produced good offers resulting in higher sales. 2015 was a good year and 2016 looks even better as the race to the end of the year shows more home sales with higher prices!
The 6 homes currently under contract show the number of days on market to be longer than homes closed in November. Some sellers finally reduced their list price to entice a buyer to close by the end of the year. The 5 active listings show a higher list price with longer days on market as some sellers “ego” price their homes. Buyers are too savvy to be taken in. We have a seller’s market...not a “stupid” market.
