Our local market is still in very good shape. While total sales are about the same as this time last year, the median price is slightly up. Prices only seem to go down on the asking price when sellers are in a tough position and must sell. Inventory is about the same as last year at this time. Inventory is about 4 months, so definitely a Buyers market, but still very good for the sellers as well.
Unfortunately, buyers and sellers are listening to radio/TV and newspapers about the gloom and doom of the market. Now is the time to buy and sell, not later this year. The great inflation is over, but prices are holding generally steady.
Recent real estate articles by local Realtor associations have been getting this word out. Hopefully soon enough for the spring market.
