You're not going to take my advice.
The end of the month hopefully brings a flurry of closing activity. If your client has taken your advice all along all will probably go well.
I am the listing agent and in Nov. I had a closing scheduled that, well, still isn't closed. Why? The buyer didn't take his agents advice on selecting a lending institution. The buyers agent and I had everything in ahead of time and done our part. This particular institution has had 45+ days to get it done. They are well known to agents in our area for delayed closings and the buyers agent cautioned the buyer and recommended using another firm. The buyer said he has done business with this, in this case, bank for a long time and insisted.
So Why Did You Hire Me Anyhow....If you're not going to take my advice. Kind of like finding the used car you want. You tell the seller you want your mechanic to look it over. Mechanic doesn't find much wrong but cautions that this make, model and year has a terrible service history and I would look for something else. You see the mechanic, just like we agents, have a history, a wealth of knowledge and experience to draw on to give the best advice possible.
Listen to your agent! If they recommend two or three different lending institutions it's not because we get a dime from them, we don't. It's because we know they can get the job done right and 99% of the time on time. I may recommend one institution to you because your sterling credit report will get you the best rate possible at the lowest cost. I may recommend a different institution because you are a senior looking to utilize the H4P program. I make those recommendations based on what's best for you and your situation.
If you don't trust your agent enough to heed their advice perhaps you've hired the wrong agent.
