The Sarasota Real Estate market appears to be going through a transition period. Comparing October sales numbers vs last year shows some changes in who is buying. Closed sales for 2016 is 593 vs 596 from 2015. 221 paid cash in 2016 vs 258 in 2015. Median sales price in 2016 is 236,125 vs 228,750 in 2015. A 3.2 percent change. Median time to sale is 90 days in 2016 compared to 76 days in 2015. From the looks of everything I would say our buyers are coming back and the investors are starting to phase out.
