Yuliya Kachko Group presents November’s Luxury Market Report for Oceanfront $1M + condos from South Beach to Sunny Isles Beach.

Our main focus in Miami real estate is top market, oceanfront condos priced $1M and above. In this report we highlight closed sales in resale luxury condo market during the month of November.

We hope to keep you up to date on important information such as sale prices, days on the market and average price per sq. ft. in areas such as South Beach, Miami Beach, Surfside, Bal Harbour and Sunny Isles Beach.

 

 

 

During the month of November we've had 23 luxury condo resales priced $1M and up in the area from South Beach to Sunny Isles Beach. The total sale amount of luxury condos in these areas was $56M. South Beach had the most activities with 13 sold condos total price of just above $23M. South Beach also had the highest average sold price per sq.ft. of $1,231 while Surfside had the lowest price of $692 per sq.ft.

The average price for South Beach luxury condos was $2,242,231 with a median of 160 days on market. The average price for Surfside luxury condos was $1,345,875 with a median of 288 days on market. The average price for Bal Harbour luxury condos was $1,750,000 with a median of 74 days on market. The average price for Sunny Isles Beach luxury condos was $3,191,571 with a median of 138 days on market.

There were no sales in luxury condo market in Miami Beach during the month of November.

Among the highest sales in November were full floor 5,515 sq. ft. residence in Regalia Sunny Isles Beach that sold at $9,000,000 or $1,632 per sq. ft, and 3,990 sq. ft. unit in Murano Grande South Beach that sold at $6,495,000 or $1,529 per sq. ft.

The biggest price cut had residence in Setai South Beach that closed at $2.7M or 26% discount from the listing price of $3,649,000. It spent the most days on the market as well - 482.
