The Anthem real estate market, as well as the weather, continued to cool off through the month of November. Home sales were down 16% versus October 2016, up 20% over November 2015. In addtion. the inventory of homes on the market is at 3.06 month’s supply, continue to move in to a buyer's market. The price per square foot decreased 1% versus October 2016, and is up 4% year over year. The 12 month moving average now stands at $312,577, up 3% year over year but flattening out over the past few months. One positive sign from November is that the average days on market decreased to 78, down 17% from October and down 10% year over year. The number of homes currently on the market is 194, and the number of homes currently under contract is 94.
Although the fundamental numbers show a steady increase from last year, the rate of the increases has definitely slowed for the Anthem real estate market.
