The market was quite active this week as Santa worked overtime as both condos and houses flew off the shelves, just in time for some real holiday cheer. Take a look at all the new escrows and sales:

New Listings:

Plantation 1711 is listed for $519K and last sold for $360K in 6/13.

Hanalei Bay Resort 2305/6 is priced at $539K since last selling for $379,367 in 6/03. It was previously listed from 6/12 to 3/14, starting at $495K and reducing to $425K before increasing again to the original price and also from 3/16 to 11/16 starting at $569K and reducing to $549K.

Villas of Kamalii 22 is for sale at $774K and last changed hands in 6/07 for $950K. This townhome was most recently listed at the same price from 8/16 to 11/16.

Kaiulani 22 came on the market priced at $1.795M and was immediately withdrawn. The unit sold from the developer in 11/07 for $1,758,070.

Contingent:

Puamana 4B is in escrow priced at $359K. It was purchased in 6/86 as a leasehold for $95K, converting to fee simple in 7/00 for $35,700. Sandpiper 236 went into escrow while priced at $425K after 136 market days. The seller paid $145K in 2/10 for this unit. With a price of $725K, Cliffs 8203 went into escrow. The most recent sale was for a leasehold unit in 7/06 for $760K, converting to fee simple in 6/06 for $240K. It only took 8 days for Hale Honu 2B to go into escrow while priced at $325K. The last sale was in 9/05 for $503K.

Sales:

Alii Kai 9D sold for $345K while listed for $365,700. The prior sale was for $107K in 10/98.

Pali Ke Kua 139 sold for $575K while listed for $645K. The sellers paid $564K in 5/13.

Nihilani 7C sold from the developer in 4/11 for $470K and closed this week for $640K while listed for $679K.

Withdrawn:

As noted above, Kaiulani 22 was withdrawn.

Price Changes:

Villas on the Prince 18 reduced $15,900 and is now listed for $719K. The unit sold in 3/02 for $487,355 from the developer. Kaiulani 1 continued it’s downward trend and went from $1.190M to $1.169M.

Pali Ke Kua 1, a leasehold unit, reduced $10K to $202,700K. The unit sold in 4/06 for $397K and was taken back by the bank on 1/14. Emmalani Court 422 is priced at $535K, which is a $15K reduction. This condo sold for $442,500 in 4/14. Plantation 1522 went from $629K to $599K. It was purchased for $536,066 from the developer in 3/06.

Back on the Market:

4121 Rooke Place went into escrow on 12/10 and is back on the market still priced at $860K. The last sale was in 9/08 for $773,600. 3887 Punahele is available once again after going into escrow on 12/7. It is still priced at $1.195M and last sold for $680K in 11/10.

Contingent:

5127 Iolani Place went into escrow with a list price of $748K. The most recent purchase was for $810K in 2/07. 4547 Emmalani found a buyer while listed for $877K. The seller paid $805K in 4/05 for this home. 5230 Honoiki is in escrow while priced at $879K. The last sale of this home was in 3/11 for $595K.

Sales:

3829 Albert sold for $815K cash while listed for $875K. The home was purchased for $459K in 5/00.

Withdrawn:

After 209 market days, 4266 Waileia Place, with a list price of $888K, was withdrawn. The sellers bought this home for $818K in 9/14.

4050 Kaahumana Place, priced at $1.150M, was withdrawn after 194 days on the market. The last purchase was in 1/04 for land for $298K. The home was built later in 2004.

Price Changes:

3807 Iluna Place reduced another $15K and is now $699K. The last sale was in 2/02 for $360K. That’s it for this week.
