Nice list Katie. Dealing with Number 1. Your Home is Priced too High is the number one challenge in my market. It wastes a lot of time, produces a lot of angst and labels their home as one of those after going through a series of price reductions. It causes a lot of serious buyers to bypass a home that eventually ends up in their price range. However, by that time those buyers have moved on.

Sometimes is it tough to get a client convinced their home is not worth as much as they want.

Katie Coleman Yes I agree with the number reason a home will stay on the market is price point does not match property condition.

At the right price point, a home will likely sell especially in a "seller's market."

Katie, you have really nailed it with your list or reasons for a home not selling.  We have had some real frustrations with sellers declining showings for a variety of reasons.  You can't sell it if buyers can't get into the home!

Katie, I have to ask, is that your picture to the left on the mantel?

Yes, it's surprising how often these "top 5" are the reasons a home hasn't sold yet.
