If you have your home listed for sale, do you know why you are selling? It helps if you do. If you know exactly why you are selling then it is easier for you to follow the right plan of action for a successful transaction. Some of the many reasons you may have are below...

If so, then you should know that getting the highest price possible may not be  your priority.It does not mean that you won't (or can't) get the highest price, but it means that the price is not the deciding factor. A buyer who can give you a quick closing time will appeal much more to you than a buyer who can offer you more money but the negotiation and closing time are longer. You  should still know how low you are willing to go in price. It will help you to eliminate some of the offers that you find simply offensive or ridiculous. However, you should always consider all offers seriously and take into consideration the terms of each one. Sometimes, if you know the bottom line and are strict about it, you can save yourself time. Which in this case, is your goal.

Do you need the highest possible price? Keep in mind you should still set realistic goals. Listing your property too high only helps to sell the other houses like yours on the market. Remember, buyers preview a lot of homes so they know when a home is overpriced. Pricing your house at market value from the start will typically result in the best price you will get for your property in the least amount of time and inconvenience to you. When you consider extra mortgage payments, property taxes, insurance, the time and energy to keep your home looking good and the inconvenience of having your home on the market a couple of extra months, over pricing isn't practical or beneficial. 


Once you know what your limits and reasons are, discuss them with your agent. Your agent is on your side and is there to help you with your goals. The key is to be realistic and to know what your goals are so they can be met.
