Home sellers always want to sell their home for highest price possible and home buyers want to buy the same house for lowest price possible.
If this really happens one person wins and the other person loses. However in an ideal world it should be a win win situation. Home buyers should walk away from the closing with a feeling that they have a good deal and their agent helped them negotiate a good price. The home seller should feel that their agent adviced them well and they got the highest possible price based on supply and demand and the housing market at the time of the sale.
If you are thinking of selling your home in 2017 these are some of the things you should do inorder to sell your home for top dollar.
1. Interview a few agents and choose an agent who will market your home well and negotiate for you. You need a good negotiator.You do not want an agent who will just list it in the mls, put up the sign and hope the house will sell.Ask the agents what they will do to market your home.
2.Before listing your house take care of maintenance items and repairs. It is always better to repair things before listing your house. If a buyer makes an offer on your house and the home inspector points out things during the inspection the buyer may request for credit that may be more than what i would have cost you to repair the itms or the buyer may just back out of the deal. The buyer may not offer a good price initially to purchase the house and then after the inspection may ask for more credit fo repairs.
3.Have your house professionally cleaned and then keep it just as clean throughout the listing period.
4.Neutral decor is important. Paint the house in neutral colors throughout.
5. If possible hire a stager . You may need to rent storage space for some furniture and clothes. The rooms should not seem to be too crowded. The closets should not appear to have no space . Staged homes sell faster.
6.The house should be easy to show on short notice. You should allow the agent to instal a lockbox. Our supra lockboxes alert us when someone accesses the lockbox.
7.If you have pets you should either take them with you during the showing or make some arrangements so that a barking dog will not scare away the buyers. I have had many buyers who woud not go into the house even when told it is a friendly dog.
8.Curb appeal is very important.Buyers sometimes drive by the house before requesting us for an appointment.
9.The house should smell clean. Do not use air freshners to mask odors. People are scared by musty odors and odors of certain foods . You agent will advice you .
10. Price it right the first time. Do not tell the agent that you can always reduce the price. and that you want to test the market. Most showings occur during the first few weeks. If the house has been on the market for some time buyers may wonder why it has not sold yet. When agents make appointments they make them based on buyers price range and you may lose many buyers who would have qualified to see your house. It is better to have multiple offers and gt to choose the best offer rather than wait for an offer to come in. If priced right there is a good chance you will receive multiple offers.
