Good Morning! Welcome to this week’s Miami Real Estate Break  Morning.

This week on our blog we prepared a video blog giving tips about maximizing curb appeal prior to listing your Miami home for sale.

We prepared two market reports one for Coconut Grove real estate the other Biscayne Park. We also provided a quick infographic to better explain how interest rates impact your buying power.

Let’s just wait to list my property until after January.

This time of the year many would be sellers decide to hold off listing and wait until the Spring. We strongly feel that you need to get the ball rolling now. Although it’s not always convenient to start the listing process during the holidays, it will allow you to get a jump start and ahead of the game. Yes, it won’t be super active right now. But, buyers who are out searching now are serious. Also, many buyers use this time off during the holidays to start searching, and they start online by saving properties they want to see. I have set up numerous buyer searches this week, that’s for sure. You don’t want to miss these potential opportunities.

The main reason we are adamant about getting the ball rolling now is that this is what see (below) each year. After the first, inventory starts creeping up throughout the first of the year. I prepared one quick snapshot for you below for the Pinecrest neighborhood. Other Miami neighborhoods are similar. Yes, there tends to be a busier season throughout the first of the year. However, there is also more competition.
