Completely Renovated, Water Front Two Bedrooms Two 1/2 Baths Condo $450,000
I was very fortunate to find this condo with a perfect floor plan and the location in the building. It required a creative configuration and gutting of the interior space.
About 2 years ago, the work was completed and I moved in. I love this apartment it is just perfect. However, now I am moving and some lucky person(s) will enjoy all these improvements without having to go through the permitting procedures, all the hard work and time consuming that it requires when renovating a property.
The things I love about this apartment:
Having meals on the balcony observing the activities on the water at different times of the day and night.. Watching the birds chase the fish schools. Watching the tides and the moons reflection and of course the special sunsets. Growing herbs and other edibles on the balcony. The large size of 1,250 indoor space. The spacious kitchen with two huge windows facing North and East. The slick design and beautiful, well-appointed cabinets. The wonderful, stainless steel, Samsung appliances.
The laundry space so conveniently accessible with Front load washer and drier.
The guest suite with a spacious walk in closet, far enough from the Master Bedroom .The view from the windows facing west and overlooks the water below.
I like the excellent efficient A/C system that cools the apartment very fast and has averaged $26 a month.
What I like about the building:
Having only 3 apartments per floor and having a corner location both in the kitchen and the guest room.
The quietness of a small building and no people constantly marching around.
The pool and the newly renovated gym those are mostly empty. The deck BBQ and entertaining facilities.
The ample of storage spaces in the building and the availability of parking spaces for residents and guests.
The building cleared the 40 year inspection, made the necessary renovations and imrovements.
The low monthly condo fees of $576. Very few buildings offer such affordable fees.
What I like about the area: The building is within 9 blocks of the beach and from 2 to 8 blocks to dining, shopping, banks and doctors establishments. It is close to a few famous houses of worship. The 3 adjacent communities have 5 playgrounds for different age children. Community centers, walking and jogging trails, basketball & tennis courts and lots of wide beaches. The elementary school is 2-3 blocks away and a new community center is being built near the school. Public transportation is available, but walking, boating, cars and bikes are the preferred modes of transportation in Bay Harbor Islands.
The communities offer many cultural and educational programs for all ages and interests. This is why this area attracts so many people from all over the US and the world.
I should mention that I had 3 offers after 3 prospects previewed, but I was not ready to let go. The agent was not assertive enough with me, nor was he successful in pointing out the value to the prospects and their agents.
