Davidson mentioned, you certainly are the go-to person in Clermont, FL!  You mentioned the short sale price - SO many buyers have lost out on their dream home while under Contract on a mis-priced home by the short sale agent.  The bank won't give it away and while they wait, they lose other good opportunities.  Great point!
