Top Requests Buyers Wanted in 2016

2016 was a great year for buying and selling houses. In surveying buyer's needs, here's a list of the top requests my buyers wanted in the DFW area when looking for houses:

 

LOCATION

  • Transportation with roads that have easy access to major roads
  • Excellent School Districts
  • Close Medical Facilities
  • Parks & recreation
  • Shopping & Restaurants


DWELLING

  • More preferred one story over a two story
  • Green, energy-efficient features throughout  
  • Light from windows that fill the room with warmth
  • Walls & floorplans like an artist canvas for creative decorating
  • Immaculate kitchen - light, bright, lots of cabinets, island, best appliances
  • Professionally landscaped; trees that shade from hot summer sun
  • Room for extended family, two master bedrooms, large bedrooms/closet
  • Clean & updated bath, frameless shower, spa-like features 
  • Security/Privacy - amenities within the community
  • Three+ Car Garage
  • Move-in ready & maintenance free for pre-existing homes
  • Most don't want flat screen T.V.'s over Fire Place & want holes repaired
  • Most prefer no carpeting or new flooring
  • New Construction - Less time to build quality homes

 

OFFERS

  • Most qualified buyers are not willing to settle and pay more
  • Buyers want smooth negotiations without waiting for more offers  
  • Buyers who are ready, willing & able don't want to wait for multiple offers
  • Buyers submitting first offers want prompt answers
  • Time is of the essence and buyers don't want to play games
  • Buyers want to be treated fairly with respect

 

A buyer gives a Real Estate Agent a lot to think about. The new buyer has different needs than previous buyers of generations ago. Technology and the means to earn a living is always changing the lifestyles of people. People are working harder, longer hours, and parents with children are spending more time involved in school, sports, or music activities. Listening to the buyer, honoring the essence of their needs, knowing what they can afford and want is critical to helping them achieve their goals.
