Real Estate Agent with EXP Realty

Happy Xmas to all and I really hope yours was as Great as ours.  The difference is this.  Have you been working Nov/Dec to set up your Jan 2017.  I have always worked hard during the last two months of the year so I would roll into the new year with biz closing in Jan.   when I use to take off most of the last two months of the year I would start over in Jan and not be closing until late Feb and March so 1/4 of the year gone by.  And I still found time off or a 4 day vacation, two long holidays (TG & Xmas), and most weekends off. 

The difference for me is that I work Probate/Trust OFF MARKET homes just placing buyers and estate sellers together.  I DON"T WANT LISTINGS but it does happen when my buyer deal could not go together for what ever reason OR the estate wanted HIGH RETAIL only and I couldn't find a buyer. Then I would list on the MLS and at least turn one side for earning production.    With 150 New Off Market Probate/Trust homes coming across my desk every month and 95%+ of agents not even working this niche I have plenty to keep me busy All Year Round.   All Real Estate Agents and Brokers should add this niche to their business so along with what you do you have these homes to also work.   Imagine this...


1. 150 homes you can reach out to the seller and see if they are planning to sell.  This could be for yourself to buy, investor for a flip or rental or your retail buyers who are tired of being outbid in the Hot Markets or just the fact you can double end these most of the time.

2.  For those homes you don't have a buyer for you can show your probate/trust expertise and list them after building a good rapport with the Estate Personal Rep.

3. Property Managers you can find many of these monthly homes which the family is going to keep as rentals and pitch your PM service before your competition even knows the home was available for rent.

4. LENDERS:  How about working with your Top Agents, one from each city (In my case 7 Counties worth) and showing them how Top agents can find and work probate/trust homes with you receiving the loans or at least the exit financing for the end buyer?  Do you think your Top Agents would like 10+ leads per month for these to market to and then give you their probate, trust and regular loan business needs as the network turnaround?  You betcha.  THINK OUTSIDE THE BOX

5.  How about Brokers who can provide Probate/Trust leads to agents they are recruiting. Do you think this would help gain you an edge.  It has helped me sponsor over 50 agents in 2.3 yrs (although they don't hang their license with me I just sponsor them to EXP Realty).  Give them a reason to come hang their license with you not just like everyone else does who need to recruit.

6. How about sending these 150+ Trust/Probate homes to your Insurance Broker so they can reach out to the Estate and offer House Insurance to those keeping the homes as rentals or working the listing for insurance needs of the new buyer.  And the trade off is when their insured clients notify them they are going to sell they refer YOU!  THINK OUTSIDE THE BOX.

There are so many reasons to work the probate/trust Off Market homes which come every month (30 years now for me).

And if nothing else, Agents and Brokers how about adding $100K to $200K per year to your earning production just working these homes.   I again earned Multi Six Figures this year in 2016 just doing what I do with Probate/Trust homes and in my case I stopped doing everything else real estate wise so my time working averages about 20 hours per week, I take most weekends off, take a trip every quarter I'm always listed as  Top Producing Agent through my board.

Hope this gives you some insight to what you may want to consider in the upcoming 2017 Year.
