Just like the stock market, there is a price buyers are willing to pay for a specific home at a particular point in time. Rarely is it more, and frequently it is less.

My late mother, legendary super-agent Judy Carr of The Get Results Team cautioned San Jose, Saratoga and Cupertino sellers with two important sayings.

One: "The real estate market changes quickly and dramatically...and not always in your favor."

So unless a buyer puts in writing they will pay the Zillow Zestimate price today, the Zestimate doesn't matter. Nor does the Redfin estimate, unless the buyer will put that number down in a completed offer.

And unless your neighbor, mother-in-law or part-time real estate agent friend is actually writing up an offer, their opinion of value doesn't matter either.

Today's Market value is the price a willing and able buyer and seller agree upon.
