Camas WA Real Estate and Home Sales are appearing to be heading for a lower level of units-sold; while the average sales prices are now on a seasonally out-of-sync up-trend at a time we typically see prices temporarily falling. Here are some of the November 2016 highlights:
The current short-term Average Sales Price for a Home in Camas is now at approximately $447,430; which is about $143,000 higher than the same statistic for Vancouver. This is certainly a wider divergence in price than what we've seen historically.

The short-term and long-term trend-lines have been consistently trending lower for the past few months, which may be due to this market running at capacity with not enough new listings - and likely not enough availability in the more affordable price ranges.
The next chart below shows the trend for the Average Sales price:
Being a somewhat small area this chart can appear to be "choppy" however, the current trend says we are still in an environment of rising prices. With the available inventory at such a very low level, we expect the mid to long-term trend to be positive for this element.
Next up we have three charts from the RMLS market statistics program showing the market action for pre-owned homes in the Camas WA market area:
The first chart shows how the new Listings have not been keeping pace with closed sales - hence the decrease in available Inventory.
The second graph shows the new listings this month pushing for prices well above the closed sales price.
The final graph shows the Average Days on Market falling from last month, while the Median Days on Market (DOM) increased. both indices are higher than what we see in Vancouver and Clark County overall.
