Sherman Residential Housing Sales For November 2016 Lower 2.7%

The number of recorded homes sold in November 2016 was down 2.7% from last year, with 36 recorded homes sold this month. In Sherman year to date property sales showed a gain of 7.4% from 2015, with 506 sold total this year. This month the number of projected homes sold showed an uptick of 9.3%, with 40 projected total. Year to date there was a hike of 8.4% in the number of projected real estate sales. There were 510 projected real estate sales total this year. In Sherman there were 58 newly listed housing units this month, which was a rise of 107.1%. In Sherman the number of new properties listed year to date reached 628 total, a hike of 4%. This month the number of homes listed under contract reached 45 total, an increase of 15.4% from the same time of year last year. Year to date listings under contract was at 524, a rise of 7.4% compared to 2015. This month there was a decline of 18.5% in months supply of inventory. There were 2.7 months supply of inventory total this month. There were 121 properties for sale on the market this month, and this was a decline of 12.9%. The number of days on market until sale this month saw a growth of 7.1% relative to November last year, with 50 days on market until sale total this month. In Sherman in November 2016 percent of original list price received saw an increase of 2.3%, with 94.9 percent of original list price received total this month. The number of percent of list price received year to date saw a fall of 0.3%, with 94.3 percent of list price received this year.
