Long Island Seller Asks: Is This The Best Offer We Are Going To Get?

By
Real Estate Agent with The Top Team @ Charles Rutenberg Realty 255 Executive Dr, Plainview NY 11803

Many times we are asked this question from our Clients...Is This The Best Offer?

The highest price does not necessarily mean it's the best offer.

  • The best offer may be an offer where the buyer has nothing to sell and can move quickly.

  • The best offer may be a cash offer so no waiting time for a mortgage commitment.

  • The best offer may be from someone that you know will take care of your house the way you did and keep the neighborhood values strong.

  • The best offer may be terms and conditions that are more favorable to you.
  • The best offer may be the buyer who will wait until you find another place to move.

Ultimately this decision comes down to what price you as the Seller is willing to accept, and how much risk you are willing to take. Will the house appraise for the higher price?  The price and/or conditions is only determined by what a buyer is willing to pay for your house at a particular moment in time.

Although the highest offer may seem great, there may be terms and conditions that are not in the best interest of the Seller.

Don't just focus on the price...think about all the other little details that go along with selling a house and getting to the closing table.

Remember...Negotiation is about give and take, and price is only part of the package!

I'm with Sally K. & David L. Hanson ...APPLAUSE on this post!! Can you hear me clapping? These are excellent reasons why the highest is not always the best. Many considerations in an offer and you covered them! Your sellers are lucky to have you in their corner in negotiations!

Good morning Larry and Sheila.  There are no guarantees in life or real estate.  All offers need to be evaluated on their merits.

Good morning, Sheila and Larry -- it's our role to point out the advantages and disadvantages of the offer(s) presented so that our clients can make the best possible decision.   There are many factors beyond "price"that need to be discussed and reviewed.

I'm always explaining to people why maybe the person who made the highest offer didn't get the contract... there are so many other aspects to an offer that could be much more valuable to a seller. Great post.

Sheila and Larry, excellent post. So many details to consider when reviewing offers. You're spot on - price isn't the only factor to consider. Great post.

Terms. In our area if I get an interested party, I want them start releasing contigiencies. The one with no contigiency higher than asked is what most sellers are looking for,

One offer rec'd recently is from a boring idle attorney with 16 contigiencies. One condition was his liability as a buying agent is limited to just $10,000, While we were waiting for offers I asked the seller to reject that offer promptly.
