December 2016 Real Estate Market Results in Canyon Creek

It’s now first quarter of 2017 and interest rates are moving up and will more than likely continue to move upward throughout the year. If you’re wondering if it is the right time to sell or buy a home…  The answer is definitely yes! Austin’s economy continues to swell because of jobs, jobs, jobs. Newcomers seek out the Canyon Creek Subdivision because of its rolling hills topography, broad tree lined streets and excellent schools.


Canyon Creek is one of the most desired neighborhoods in NW Austin. It’s a prestigious master planned community that boasts several parks, a Junior Olympic pool, tennis courts, nature trails, top notch public schools, close proximity to our lakes, extensive entertainment and dining options. Canyon Creek offers homes from the mid $300,000’s to the high $600,000’s and includes 2 gated sections offering detached garden/condo home living options.



Active Listings in Canyon Creek

As of January 2, 2017 there are 4 resale homes in Canyon Creek priced from a low of $574,000 to a high of $629,000.   There is less than a month’s supply of homes thus Canyon Creek enjoys a true seller’s market.


Pending Sales in Canyon Creek

As of January 2, 2017 there are 3 homes under contract waiting to close with an average of 30 cumulative days on market.


Homes Sales in December 2016

There were 4 closed homes in the Canyon Creek Subdivision in December down 43% from December 2015. Sold homes enjoyed a 99 % List to Sell Ratio and the days on market were up 103%% compared to December 2015.

Canyon Creek Real Estate Summary


Bottom line: December 2016 home sales in Canyon Creek were down from December 2015 (but were up for the total year), the average sold price in December 2016 was the same as in 2015 however the sold price/square foot shot up 9%! Good quality listings came on market in October staged and priced well which produced good offers resulting in higher sales for November with buyers wanting to be in for the holidays, thus December sales numbers were lower.


The 3 homes currently under contract show a lower price/SF and shorter time on market than the 4 current active properties. Buyers are resisting “ego” pricing from sellers and want a good value for their money. Buyers are too savvy to be taken in, especially with rising interest rates. We have a seller’s market...not a “stupid” market.
