There are 115 luxury homes on the market in Fort Collins priced over $500,000 - our starting point for defining the luxury market - up to a high of $3,500,000, providing a nice range of styles, sizes and locations to choose from. There are an additional 60 luxury homes under contract and waiting to close.

 

Sales of luxury homes were good in Fort Collins CO in 2016 – there were 527 sales, with prices ranging to a high of $1,970,000, with a median price of $600,000 and an average price of $658,817.  Luxury homes take a bit longer to sell than less expensive homes, but market performance was good - average days to get an offer for the homes that sold was 64 days, and average days on the market was 110. The sale price/list price ratio for these 527 homes was 98.2%.

Gotta say it, Dick, you are in one heckuva great market. And luxury homes usually do take a bit longer, if surrounded by more reasonably priced ones, but with the RIGHT realtor, Dick Greenberg and Mary, and the RIGHT price, it gets sold and everyone's happy!

Hi Dick -- I have also noticed that in our luxury market segment that the overall sale-to-list percentage is typically lower than in other price categories. While there are quite a few examples of homes that sell quickly, with multiple offers and over(sometimes substantially) the list price, overall days on the market and often a bit more pricing flexibility is a bit more common.  

Interesting to see the different trends in other markets especially from a local expert such as yourself.
