I wanted to share with you the importance of the rehab loan.  Agents listen up because I think this product sells itself.  And if you're having trouble getting your buyers into contract, this is a sure way to make nice paychecks in this market most think are not possible.

The main advantage of this is that you don't have to compete with everyone for the move in ready house.  Most of the fixers, weather vandalized or just in poor shape, don't have the financing available to even buy it.  Then you have the issue of the buyer having to come up with the cash to do the roof, carpet, paint, bathrooms, kitchen.  What if you could tell your client that you can get them into a house with no money down, get the house they want without any competition, and give them $45,000 for repairs after closing to get exactly the upgrades they want?  Do you think you could sell that?  I know the product sells itself.  It is available and real estate professionals that stay ahead of the curve and utilize programs such as these will not only make it through this rough market but prosper.
