This is a real estate market update for sales of single family homes near down town Phoenix, zip code 85006, for the month of December 2016.

Zip code 85006 covers areas between 7th Street and 24th street, and between Thomas Road and Van Buren Rd. The area includes several historic districts: Garfield, North Garfield, Coronado, Brentwood, and Country Club Park.

The number of homes that sold during the month of December 2016 was 22 - quite consistent with the numbers in the two preceding months. No slowing down of the market around the holidays.
The home with the highest per square foot price ($280.19) was a 1905 bungalow with some pleasing aesthetically and functionally updates, 828 sq.ft. with 2 bedrooms and one bathroom. The Prairie-style windows connect beautifully the interior of the home with its natural surroundings. This home in 8th street and Thomas Rd. was sold for $232,000 and was on the market for only a week before it received an offer.
The highest price home ($350,000) in the month of December was a designer Emily Yeats home - 968 sq.ft main home, and 416 sq.ft guest house - in 12th Street and Oak St.
