What is the Real Estate market like and what do you see for 2017? Those are the two most frequent questions I get asked as I travel through the Manchester NH area. The New Hampshire Real Estate market is booming in most areas. Strong and steady sales, new listings, relocation Buyers, a 2.7% unemployment rate, no sales tax and no income tax have all contributed.
This fall we saw an almost stoppage in sales. October through the election everyone stopped, held their breathe and waited to see what would happen. After the election is was a collective sigh of relief. NH had a strong new Governor and the country, a new President had been elected.
Mid November saw a flood of new buyers, filled with consumer confidence. Not just first time buyers, but move up buyers. WHY this is important, is that they listed their homes. opening up starter homes for those first time home buyers.
In any normal market we would see a sharp slow down from Thanksgiving to New Years. Not this year. We just had our busiest December ever and already the first week of January is breaking records for new listings and sales. Investors continue to buy up REO "bank owned homes" as fast as we can list them. Buying, fixing and selling homes... providing like new homes for buyers and improving neighborhoods.
The crystal ball gets cloudy some times with all the factors that affect the real estate market. It is shining brighter as we can report those factors we know. Although mortgage rates came up, it was a very small amount. Rates are still lower than the boom years. We also know in NH new good paying jobs are being created. We know that good paying jobs will attract more relocation buyers to NH.
THE BOTTOM LINE is that there is a Right way and a Wrong to BUY or SELL a home. Sellers need real answers and real solutions. Communication is key. Having a GOOD agent is a must. Anyone can list a home and sit and wait for a buyer. Not me!!! I seek solutions and results.
