I love statistics.  Just ask my colleagues; I'm always running charts, reports and commenting on what has changed since last year, or improved in the past two years, determining what is our average market price (our wonderful Board staff helps with that) and just generally being a walking, talking real estate statistician for Door County properties.  


As a real estate Broker and a Realtor, my JOB is to know our Door County real estate market.  This information helps me to be a strong listing agent.  Today I was writing a client about vacant land sales (slow, but his price is still top notch, so be patient), as well as spending some time in the copy room discussing how our third quarter was disappointing in 2016, but that our fourth quarter brought some encouragement for the end of the year statistics.  Sometimes the truth hurts.  Every week I am forced to tell someone that their home is likely not worth what they really think it is---and they can take my advice or not, but they have to respect me for knowing my numbers.


As such, since I am done polishing off my crystal ball for today, I'll try to make some predictions for 2017 based on what I learned in 2016 in our ever-changing Door County real estate market:

1.  Sister Bay will remain strong for both housing and business sales.  Yes, all I have to do is look out the window at new construction downtown and look at how many businesses and homes I sold in Sister Bay in 2016 (a lot!), but the realism is that the Village of Sister Bay only has so much land, home and business inventory, and Sister Bay properties will remain a hot commodity in 2017.


2.  A strong stock market will lead to more vacant land sales and new construction starts.  Last year, 2016 , was not a great year for vacant land sales, but people DID start building on land that they were holding.  My prediction is that more people start buying our cheap vacant land for investment and future building purposes in 2017.


3.  Condominium sales will remain strong.  From Egg Harbor to Ellison Bay, my prediction is that the strong stock market will assist in more condominium sales than 2016, in spite of rising interest rates (but don't wait too long to buy, rates went up once and they will go up again).


4.  All classes of buyer, from Gen-Xers to Millennials to Boomers, will continue to search for the ultimate Door County farm for sale.  We don't have too many prime farms left in Door County, as agriculture began to leave the area in the 1980s.  Those that we have left will be valued for both acreage and outbuildings in 2017, and will remain a hot commodity.


5.  More people will be looking at properties this winter than at any time since the recession.  It's true.  I'm either showing or having my properties shown almost every day.  Our normal "lull" hasn't really been a lull this year.  This is great for the Sellers that have remained on market for the winter.


Will every prediction come true?  I think so, especially #5, because I have been showing (or having properties shown) every day this week, well past the new year, and have appointments into February already, in spite of below-zero wind chills and frigid temps.

How far is Sister Bay? Maybe, a local map would make it clearer. (And I know people who live there would certainly know about it.)

You are right about winter home buying. So far, it's been mild winter for us in New England - and I already started working with few serious first time home buyers.
