5. Implement five to seven events for providing value to people, preferably, people who know you, trust you and like you.

Get OUT OF YOUR DATA BASE for a change, and look at people who know you who trust you, and like you, from church, Toastmaster clubs, other organizations you are a part of. Just because you haven't helped a person buy or sell a home, doesn't mean they don't want to buy or sell or know someone who does. Just maybe they are fonder of you than some of your former clients.

6. Take these 200 people and mail them a hand written thank you note every 90 days. Writing two a day will cause you to have 46 every month. Now to really become completely different from the other 29,473 Realtors in your city, send them a Bomb Bomb email once a month. Limit it from 20 seconds to one minute. Smile! Look at the camera not the computer screen.

When you recognize how unprofessional you look and sound, join Toastmasters, over time it will help you to improve that presence.

7. Call 10 of those who know you, trust you, and like you daily, with a: thank you,   offer,   and an   ask. If you get voice mail, leave the entire message, I know I have got over $2.5 million in leads from just leaving two messages for two people who knew me.

8. Hold two to four two hour open houses every week. When you have the right mindset know what to say, and how to say it you will get a minimum of four leads every week. Do not bring flyers to the open house, they don't need a flyer, they can see. Learning to be different is your key!

9. Send or hand deliver gifts weekly (not weakly) to a couple of those people who know you, trust you, and like you, like an inspirational book for $10. No other Realtor in your city will ever do that.

10. Pray often, ask God for guidance. Realize you are only looking to sell 17 to 24 houses, that is all. Doing everything right that will give you well over $100,000 or $200,000 in GCI.

You do not need every lead to turn into a celebration. Sixteen leads a month, with eight initial consultations a month can generate two celebrations a month, equaling $100,000 or $200,000 in GCI.
