As A Realtor - How To Prepare For A Home Inspection

While most Realtors are familiar with Home Inspections, it is always good to communicate. 

We are essentially all trying to reach the same goal, and do it in a way that has the least amount of resistance.  You, I and the client all want the best Home Inspection completed as quickly as possible, and yet also as through and comprehensive as possible.

First and foremost, the Realtor and Home Inspector should really sit down and chat before their first inspection if at all possible.  It is beneficial if you understand our needs and we understand yours, you might say well isn't that obvious.  Well maybe, maybe not.  We are all human, and all different, we all like things done in a particular way.  Home Inspectors can taylor some parts of the Home Inspection to suit your preferences if they know what they are!  It is also beneficial to sit down after a Home Inspection, and communicate again, what you liked, what went well and what did not.  Now you may say, I simply do not have time for this, we can communicate by email if necessary, but communication is so important.  The time and place to discuss your needs or expectations is not in front of the client, lets get that sorted out in advance.  Once we have done a job or two with you, things should run smoothly and these communiques can diminish or disappear for the most part, but lets work to make each and every Home Inspection smooth and stress free for the client.

Now that makes your job easier, I trust.  But what can you do for us.  As Realtors, for both the buyer and seller, please educate them what a Home Inspection is, what really matters in a Home Inspection and what to expect and not expect.  There are simply too many people in the population who do not clearly understand what a Home Inspector does and what a Home Inspection really is!  To make a point, we are working through Home Inspector Licensing in Ontario, and believe it or not some of the politicians who are leading the initiative do not fully understand a Home Inspection or the role of the Home Inspector, and if they do not how would one expect the average homeowner to know more? 

I see so many who still think a home will either Pass or Fail the Home Inspection, it is NOT a Pass or Fail grade!  It is simply a health assessment similar to you going to the family doctor for a check up.

I see so many homes, which if the seller were educated in advance, would be so much easier to perform a Home Inspection on, and save time for all involved.  I wll post other blogs on how the seller can prepare.

The buyer can educate themselves as well, first and foremost by trying to attend the Home Inspection.  It is so beneficial for all involved if the buyer can be present, although I have performed some Home Inspections and come back at a later time to review with buyer simply because they could not be present and the Home Inspection had timeframes that needed to be met.  I enjoy working with the buyer, and educating them on the regular maintenance of the home and how the mechanical pieces work together as the system are all part of the job.

I do however, like to be at the house for an hour before the buyer if possible, allows me to move more quickly through some items, inspect the roof where the client could not go, and prepare for them to arrive.  If I am using a drone, it is better to complete beforehand as well if possible.  Ask your Home Inspector, they may like to be alone for a bit at the beginning of the Home Inspection.

As a Realtor, you can help by booking the inspection using our app.  I use Horizon as a reporting tool, which has a Realtor app, where you can book on your smartphone with two or three clicks.  Most Home Inspection software have similar features.  You can also book online on our website, or the client can as well.  Sometimes the client may like to chat with us, if so then please call or send a text message.  If not, booking on the Realtor app or online saves us all time, which when we get busy is important.

If you do not use an app or book online, check with your Home Inspector, they likey have similar offerings.
