Land buying and selling in the Greater Los Angeles area is complex...

 One of my favorite subject happens to be discussing buying or selling Vacant Land in the Greater Los Angele area. The subject is very complicated, since purchasing land happens to be one of the most complex property purchases in the greater Los Angeles area. Not only are the prices, but the inventory is varied as well. There are prices starting from the very low of under $100, 000.00 to the very high of $1 Billion.

So, what does that tell you?  Well first it lets you know, that there is land for every budget.

Then you discover that there is more to it. Some investors “bank” land and wait years and years with no intention of building rather it is to ‘hold’ and re-sell at a premium. Other people buy land and discover that it is not as simple as they thought it would be to build, nor did they take into consideration in addition to cost of building the time it takes for approval.

 Then there are small to large developers some with little money others with deep pockets. That understand the process for better or worse. There are seasoned as well as first time developers.

Then you add into the mix the dreamers who have little or no money and think this is one way to step into the Los Angeles Single Family or home ownership market.

Would you believe it there are lots that are smaller than 3000 sq. ft. and others as large as 157+ acres. So, what do I do as Vacant Land Specialist in the greater Los Angeles area? I educate and ask a lot of questions

Over the years, I have discouraged many a buyer, others truly appreciated my ‘educating’ them and bought with me Condominiums and Single Family Homes instead of buying land.

Endre Barath, Jr. - It's nice to know that there is vacant land for every pocketbook. However, it is important to have an experienced real estate agent like you to explain the costs involved to build on a property.

Hi Endre -- this niche is definitely not for the uninformed -- whether that person is the real estate professional or the buyer(or seller).  What Mark Twain said remains true today.   "Buy land, they're not making it anymore".

The photograph is pretty amazing as it shows the diversity of the landscaping. Buying land is complicated and you're the best at what you do because you understand the lay of the land.

Hi Endre - Land is a difficult subject to master in the LA area, but there's no doubt you know the details. I've always been amazed at what can be built on in LA, given the knowledge, time and money.
