Is it a must that the buyer and seller physically attend a real estate closing?

Most of the title and real estate closing companies in Clarksville, TN can complete a closing without the physical presence of either party. We deal with relocation buyers and sellers that have already left the area. One thing they don't want to do is to incur the extra expense to travel back to Clarksville just to close on the house. They will do it if they have to but it is no
longer necessary and closing documents can be signed and notarized almost anywhere and in all parts of the world.

Clarksville is a military town and we recognize that buyers and sellers may be deploying and or not yet ready to live their duty station. We want to find anyway possible that we can help ease the burden of the closing and make it easier.

Documents can be Express Delivered, emailed and printed and the buyer and seller can sign in front of a notary and overnight them back to the title company. Funding does not occur until monies have been wired to escrow and the original documents are received back and verified to be correctly executed.

Local buyers or sellers can also schedule suitable times to sign at the title company. They do not have to be there at the same time. If one of the parties has physical problems not allowing them to leave their home or hospital room, a mobile closer will sometimes go to the client. Other times another trusted party can act as attorney-in-fact for the buyer or seller and sign in their behalf with the Power of Attorney. 

Buyers and Sellers Do Not Have to Attend the Closing but they must be able to get their documents signed and notarized for the closing in a timely manner. Faxed and emailed notarized documents do not serve as originals from most closings.

You can see from this post there are several options available. If you know you will be unable to attend a closing, please give the title company plenty of notice so other arrangements can be made. Additional time may be necessary to complete the closing if the buyer and seller cannot physically attend the closing.
