Estate Sale -is it worth it to stage outdated homes or sell them as is

Staging in Vaughan and Toronto GTA we are asked this question frequently by real estate agents and the children of the estate home in question,

Is it really worth it to stage the property or just sell it "as is" for whatever the sellers can get for it.

We ask if they want to attract their ideal buyers online with great photography of a "move in ready" home. 

Do they want a buyer to pay the highest price in the least amount of time or do they want to take what they get for it?

The answer is they want to get as much as they can for it 99% of the time. Their family worked years and years to pay off the mortgage and it is now time to recoup the investment made.

The seller will want to know how they are going to fit this in their busy schedule especially if they live out of town.

Who will clean out the life time of accumulations in property? It can be emotionally draining as well as just plain hard work and they might not be in the best of health themselves.

Will they sell what they can or donate or bin everything? Who will pack it up, tag it, photograph it, meet with strangers at the property?

Who will clean the property?

Who will paint, repair or replace what needs to be done to get the highest price for the property?

What is the return on investment?

We handle all the organizing of the details for them or we will supply our contacts for companies that they can call and arrange the work to be done.

Either way, it is a win/win situation for everyone.

The sellers receive a great return on the investment in staging the property.

The agent is able to sell the property in a timely manner to the ideal buyers willing to pay top dollar. Their listing client is happy with the results and refers others in their circle of co workers and friends to the agent.

The sellers are able to move on by having a less stressful time wrapping up the estate.

You will see the property has been cleared and items sold to offset the investment in staging the property for sale.

Brighter, lighter painted walls. Carpet replaced as it is a senior building with an over age 65 demographic. Usually we replace carpet with wood or laminate floors for a younger demographic property.

Brighter daylight bulbs and a thorough cleaning.

Rental furniture, artwork and decor to update the look of the property.

Michelle, I think even an outdated home needs staging, and as you say, the updated furniture can bring life into a home.

Michelle Finnamore this is an excellent example of a night-to-day transformation!  What a huge difference it would be if this home had not been cleared out AND updated, followed by staging.

I too am often brought in for estate clients and it's very satisfying when the family realizes the value of staging, and is then rewarded with an excellent return on investment.  Everyone is happy!!

Thank you Nathan. Investment in this property was around $7500 and they were able to its and sell for $50k more than selling as is. All work done in under 10 days. I call that an excellent return on investment.
