How you can break your Realtors heart by leaving us out - we have feelings too!

I have to think this would apply to most professions that work on commission.  I honestly think most consumers just don't think of it, a very honest mistake.  Commission sales means we do not get paid unless we sell and close on something. Referrals are huge in our business. Repeat clients and referrals keeps bread on the table. My family is very big on loyalty, we actually will pay a bit more for service we trust, and will stay with our service provider till they prove we should not.  (rarely happens) In my own business of Real Estate, I am loyal as the day is long. Relationships are very important to me. 

 

1. I found a FSBO (for sale by owner) and put in an offer without you.

Well first off let me say shame on the Realtor who did not get a buyers agency - to legally represent you as a buyer we must have this. However, sometimes we don’t, and for what ever reason you are now a free agent to use whomever you want to use. Honestly having a buyers representation is the most important thing you can do when buying a home, New construction or pre-owned. If working with a FSBO that means they are unrepresented too - and there is so much that needs to be covered and discussed and written into a contract - A Realtor really needs to be involved.

 

2. My friend, who does not sell Real Estate, told me you are doing it all wrong.

Free advice will cost you money in my opinion. There is so much to know and possibly the unskilled non-Realtor probably does not know all the facts or completely understands our market furthermore there is not one sale or purchase exactly the same as another. I have been doing this for 15 years and I can assure you none of them were the same. Hire a Realtor you trust and listen to them.

 

3. I so enjoyed working with you in the past but my distant cousin just got her license and I want to help her out by using her for our next purchase.

This is the most important purchase you will ever make and most likely the most amount of money you will ever spend - I love that you want to help. Let me ask you, if the deal goes bad, how are those family reunions going to feel? If the new agent is not being mentored do you honestly think this is your best choice for the most important purchase? If you still want to throw your friend or family member a bone - maybe they work together? It could really help the new agent learn. 

 

4. You seem so successful and busy so I did not think you needed the business,

so I referred out or used another Realtor.

Well. If everyone thought this way we would be unsuccessful in a very short time. Please do not punish us for being successful, we probably now know how to negotiate and know the market better then most. You really do want to call the Realtor you trust! We value our past clients very much! 

 

5. I forgot your phone number or your name but I loved you.

Well again shame on the Realtor for not keeping in touch, however did you know you can call your local association to find out who helped you in the past? Most likely the sale is documented there.

 

6. I just talked to a builder and he said he can write up the contract with out you.

Hmmmm, need I say it again - you really need buyers representation, include your agent from the beginning the new home search. The Gordon Group has a few great builders they know and work with. Stumbled on a open house of a model home? Make sure to be up front with the builder and schedule a meeting for you them and the your Realtor.  They may know some questions to ask that you are unaware of.

 

7. We went into an open house and fell in love with the property and wrote an offer on site ... we are so excited .....and promise to refer you to our friends.   

You either entered dual agency or as an unrepresented buyer. Make sure you have full buyers representation - in my opinion it is so important - its the listing agents job to get the most amount money for the home - if dual agency - then its limited representation for both parties. 

 

8. I did not know you sold homes there!

Just call us and ask us - we want you to call us for EVERYTHING! The Gordon Groups territory may be bigger then you think. Did you know I have a huge referral source of great agents national wide - agents I trust. Just call me and ask. And yes, I get a referral fee from the agent - thank you!

Thanks for posting, Michelle Gordon...those are all heartbreakers for any Realtor! I'm sure it's happened to the best of us, but it still hurts.

Some of these statements can be controlled through marketing while others can't.  All heart breakers for sure.
