2016 was a good year for homes selling in Canyon Creek Subdivision!


Canyon Creek is one of the most desired communities in NW Austin. It’s a prestigious master planned neighborhood that boasts several parks, a Junior Olympic pool, tennis courts, nature trails, top notch public schools, close proximity to our lakes, extensive entertainment and dining options. Canyon Creek  homes range from the mid $300,000’s to the high $600,000’s and includes 2 gated sections offering detached garden/condo home living options; The Villas at Canyon Creek and The Enclave. The total number of homes is 1,330+.


There were 81 homes sold in 2016 and they came in a wide range of sizes, styles and values. Looking back through the sales I deciphered what made up the 81 sold properties (I excluded the 2 gated communities of condos in my definitions to stay with the single family residential homes). 11153 Calavar Drive is a darling single story that is 1,885 SF, a 3 bedroom , 2 bath, 2 living, 4 sides brick home and received multiple offers the first day on market.

There were 2 homes that tied for the Largest SF home:

10025 Dark Star Terrace


This 2 story all brick home with stone accents and front porch elevation is 4,586 SF, built in 2002 and features 5 bedrooms, 4 full baths, 4 living areas, a pool/spa, backs to a green belt in a quiet cul-de-sac. I represented the buyer on this home.

This 2 story all brick is the same floorplan as the first one with a front porch elevation just down the street and is 4,586 SF, built in 2002 and features 5 bedrooms, 4 full baths, 4 living areas, a pool/spa, backs to the greenbelt in a quiet cul-de-sac.

Lowest Price/SF home:

10507 Erica Leigh Ct


This 2 story all brick home with covered entry is 3,239 SF and 4 bedrooms, 3.5 baths, 3 living, built in 1991 located in a quiet cul-de-sac and was a rental for the last 10 years.

Highest Price/SF Home:

10204 Tularosa Pass

This 2 story Austin white stone, built in 2006, 3,689 SF features 5 bedrooms, 3.5 baths, 3 living areas, reflected exceptional attention to detail, backs to the greenbelt with panoramic hill country views, resort style, private back yard complete with pool/spa. This was my listing and sold in 9 days.
