Stone Mountain Village is one of Delta Colorado's newer neighborhoods. It's a place that people love to call home. It has nice views of Grand Mesa and it's own neighborhood park. This neighborhood is located close to just about everything in Delta, and it's an easy commute to Grand Junction.
Low inventory means their is some stiff competition.
There is one home on the market at this time. It's bank owned and priced at $195,000.- Fourteen homes sold in 2016. The average sales price is $196,385 and the median sales price is $195,750.
Let's compare 2016 to 2015.
- In 2015 seven homes sold with an average sales price of $199,378 and a median sales price of $193,750. While prices haven't changed too much since 2015, the number of sales have gone up drastically.
Delta and the surrounding area are experiencing a low number of listings. Stone Mountain Village seems to be following this trend. What does that mean for you? Well if you are buyer it means that prices will probably start going up. When supply is down and demand is up, the prices usually follow the demand and go up.
If you are a seller...this is good news. Low inventory means there's less competition for your home, and it will likely sell quickly.
Whether you are a buyer or a seller, it's important to stay on top of the market. I would be happen to answer any questions you might have and to give you more details on the home that is on the market, and on the homes that have sold in the last year.
