How far would a buyer go to keep other offers away from a new listing?

Have you ever seen a buyer sabotage another buyers chances of buying a home? I am seeing a disturbing trend that started with keys disappearing from lock boxes every now and then. You often think the agent put them in their pocket and forgot. But how about breaking the lock of the front door of a vacant home? What could be coincidence, does not seem like a prankster or a break in. 

 

With a new Manchester NH area home listing priced to sell, I knew we would get a great deal of showings and offers. Half way through the day i started getting calls people could not get in. I told them i had been there myself and the lock was working fine. They said "there is no lock". I drove down to investigate, followed foot prints in the snow and found the lock with lock box attached behind a bush. I got a good shot of the foot print, size and have narrowed it down.

 

 

WHAT WERE THEY THINKING? Well perhaps someone was short sighted to think stopping showings would give their offer a better chance? I will get to the bottom of this and may have to place trail cams or such on future listings.

 

 

The HARD FACTS is that in some markets there is a shortage of homes for sale. The best chance to get your offer accepted is making your bets offer first. 

 

 

THE BOTTOM LINE is that there is a Right way and a Wrong to BUY or SELL a home. Buyers and Sellers need real answers and real solutions. Communication is key. Having a GOOD agent is a must. A buyer broker MUST update a buyer about market conditions and help that buyer get their offer accepted.

Good grief what some agents do is beyond comprehensive.  I did hear of this happening when our market was on fire in 04 to 05 - crazy stuff was happening all the time.

I remember the key stealing was a thing about the time I got my license.  It was hard for me to believe an agent would go to those lengths, but it happened.  That was also back in the days when buyer's agents would often be absent from showings.  I ran into my fair share of buyers who were agentless, coming out of homes with combo locks.  Always disturbed me.

Scott,  I had a similar thing happen. It was the listing agent of a competing listing in the same building.  It's shameful what people will do and shocking what they get away with.

I haven't seen or heard of this happening in my area. Thank goodness. It's too bad you have to spend extra money, time and energy to combat these stupid tactics.

Nancy Robinson Ranked #111 by Real Trends/Wall Street Journal it seems to be happening only with the bank owned homes, i have put cameras up and will get the person  the next time.

Exactly Liz and Bill Spear, i have had and heard of others whose keys disappear but this is the first time a lock box was taken.

WIth a shortage of homes, the investors go nuts for new bank owned homes Bill Roberts. We will be under contract soon, that ever waiting signature delays thesebank owned sales too often

Recently i heard about a lock box getting nail polish spille don it in a small condo complex that had 2 for sale, only 1 box got the polish so hmmm Kathleen Daniels

Scott Godzyk ~ hi Scott... I had not heard that about banks mandating combo boxes. Then again, I don't list foreclosure homes, but I'm sure I've shown some that had Supras.... hard to remember, as I can't remember the last time I had a foreclosure to show in Charlotte.
