Detached Single Family Homes in Aliso Viejo Real Estate performance:
- Sales Volume for 2016 - was down just about 3% from 2015 overall inventory was down about 10%
- The median price of Single Family Home in Aliso Viejo in December was $745k, YTD $730k. This is up for the year just under 8%.
- Inventory of available homes is down to under 1 1/2 months. Home sellers.... Opportunity is knocking

Detached Single Family Homes in Aliso Viejo Real Estate performance:
- Sales Volume for 2016 was down just about 3% from 2015.
- The median price of Attached home in Aliso Viejo in December was $419k, YTD $455k. This is up for the year about 7%
- Inventory of available homes is down 16% from last year with just 1 month of supply available Condo sellers.... Opportunity is knocking

Looking at the median pricing for detached homes, the pricing trend in Aliso Viejo is slightly below the county. However on the attached side it is above the Orange County Median.
Aliso Viejo homeowners should be very pleased with the price gains of 2016. The biggest news here really is supply, as demand is clearly there. We are seeing high numbers of attendees at our open house.. I mean high numbers, 65 and over a 100. Though we are having rain, we are pretty lucky that the market doesn't really stall due to weather. So if you are considering a move this spring. I would strongly recommend taking a look and speaking with your Realtor to find out if it is beneficial to move now. Supply and demand is key in receiving top dollar for your home. As you can see from above with 1 month of inventory available... opportunity is knocking.
