Single Family Detached Homes Carlsbad 92010
2016 was a busy year in the real estate market in the Carlsbad 92010 area, but with some shifts from 2015. Here we take a look at what happened with single family detached homes sales in the Carlsbad 92010 area for 2016 and where things stand now at the beginning of 2017.
The 92010 area of Carlsbad includes Calavera Hills (see Mt. Calavera above), Tamarack Point, The Summit, The Foothills at Carlsbad, the new planned community of Robertson Ranch (with 4 neighborhoods), and other neighborhoods to the west but still east of El Camino Real, with a mix of attached (condos, townhomes, twinhomes) and detached single family homes.
SINGLE FAMILY DETACHED HOME SALES
154 single family detached homes sold in 92010 in 2016, which was 4% fewer than in 2015. However the average sales price was $739,637 (average price per sf was $342/sf), which is an increase of 9% from 2015, and 12% from 2014.
Sales prices ranged from $540,000 to $1,085,000 with a median price of $730,000, which was up 10% over 2015 and 12% from 2014.
Single family detached homes sold more quickly in 2016, with an average time on the market of 23 days, versus 34 days for 2015. Homes sold for 98% of asking price on average, with 41% of the properties selling at list price or above. 16% of the home sales were cash transactions.
2017 Current Market as of January 13
As of this writing there are 23 single family detached homes for sale in 92010, ranging in price from $699,900 to $1,578,765 (average price of $976,294), with a number of homes over $1M that are for sale in the new Robertson Ranch community; homes have been on the market for an average of an average of 41 days. There are 14 homes that are pending (on the market for an average of 42 days); 5 of these are brand new homes in Robertson Ranch.
