Do I really have to write a Blog today?

You ever have one of those weeks? well mine as only been an end of the week, but my will has been tested. Two appraisals gone bad. One where the bank hired an agent to complete a BPO instead of a full appraisal... Is this even legal??? Yes you read that right and yes they used 3 comps no where near the subject property. On the second, the out of town appraiser is $50,000 less on a $350,000 property. I have not been showed a copy yet, but cant wait to see the comps. The kicker, the loan officer sent an email Saturday and then didn't answer their phone.

 

So here we are on Sunday, another week gone by and I wrote some of the best blog of the year. Do not look for me on the feature page as they wont put me there. I commented on this in Q and A this week and got 3 personal emails. Two of which said they noticed and wondered the same thing wth the third saying "who cares, are your blogs bringing you business? get over it."

 

 

Nearing 5pm on the East coast, the sun having set behind the trees in the  Manchester NH area and I had not even written my blog. Never mind I had not even been on AR. Like many, it is tiring me out. 

 

So as I sit watching Dallas kick a field goal, my phone rings. Now after that call I have gone back and edited this before hitting the post button.

 

It was a home seller whose home we put under agreement. They wanted to call and thank me. They said when signing the purchase agreements, they were so excited they forgot. She was reading my blog and read yesterday's blog of despair and thought I needed a pick me up. It did put a smile on my face.  We spoke how every sale can have "issues", even theirs, but the communication was top notch and they admired how i solved every one. They know my other clients who saw these appraisal issues will be well served come Tuesday with solutions and fixes to get the sales back on track. 

 

 

The HARD TRUTH  is the BEST way to go about any home sale or purchase is to know that the consumer should not choose just any agent, choose the BEST agent for the job. You never know Bob "RealMan" Timm , in the past it seemed random, but one could get on hot streaks. Lately though it does make you wonder why some are and some are not. There are only so many, but so many of the same at the same time.

Scott, I follow you and must admit I haven't been very active lately. STUFF gets in the way, but I KNOW I've seen you featured in the past. In fact, some of your posts have inspired me to write some of MY posts, especially when you form your titles in the form of a question. (Yes, we do notice.) I'm sorry you've had a disappointing week. The appraisal vs. BPO issues and low appraisals happen and it sucks when that happens to hard working agents, (or anyone for that matter). Hang in there. You'll make the best of the situation, however it needs to be dealt with.

Scott, We have all had those days, weeks, and months ... for some ... years. Our wills do get tested and it all makes us stronger. I did not say it is fun or welcomed ... but it happens.  You got an uplifting call from a client ... that is far better than a Feature post ... in my opinion.

Well I think you write some great stuff! Don't worry about being featured. There are posts of mine that get passed over, too. 

That call was awesome. Don't you love it when you get appreciated like that. That is one hundred times better than being featured.

In our state it is illegal for a bank to use a BPO for a mortgage or any other type of deal like a short sale.  It will be a hard call to get them to accept their error.

The out of town appraiser is always a nightmare Scott. I have had some horrible issues when the person does not even know the area and why a home is worth a value. The deals melt.
