The property may be a brand new vacant condo or single dwelling or it may be a home a few years old.

Is the dining room large enough for their table and chairs?
Can they fit their king size bed up the staircase and will it fit in the master bedroom?
Will their sofa set fit in the room and how would they arrange all the pieces in an awkward shaped room? In addition, we have many floor plans in our area that show one large room which the builder intended to be used for a living room and a dining room however buyers cannot envision how they would use the room.

In this home the seller thought by adding a plant to the room it would allow buyers to envision how tall the room was with a vaulted ceiling.
Once the room was staged professionally with rental furniture and artwork buyers could envision how they would enjoy living in a home with a vaulted ceiling and a balcony view from above.
The balcony view allowed buyers to see how lovely it would be to wake up each morning and pass by this balcony view.
In this property the living room was a large bright space with plenty of windows but no wow factor. Buyers are looking to buy their next dream home and they didn't see it when they visited this vacant home. It sat on the market for some time.
Once the living room was staged it allowed the buyers to sit down and see how the room "felt" to them. Instead of rushing through a vacant listing they sat down awhile in each room and envisioned themselves living there and how their furniture would fit in the large rooms.
When you have a vacant home to be listed explain that buyers are LOOKING for house but they BUY a home they are emotionally connected to.
Professional staging allows the buyer to put the best offer in as they are connected to the house and consider it theirs. They start making plans on how they will live there.
