A woman looking to purchase a home site to build on in St. George, Utah needed assistance from an experienced real estate agent. The conversation went well until I asked her to sign paperwork. She suddenly became hard of hearing...

 

 

A few days ago, she approached my husband, who works in an upper priced, gated community, questioning him about property for sale and prices. She gave him her number and asked that I call.

 

 

He remembered her saying the search was on the down low. That if other people knew she was looking they'd be upset she didn't use their services. I was more than happy to quietly discuss her wants and needs and get started.

 

 

Until, like I said earlier, she began to have trouble hearing the details of how I run my business. I do not work for free and expect to be rewarded for my efforts. I sent over the Exclusive Buyer Broker Agreement & Agency Disclosure...

 

 

And what I'm hearing now is crickets.

 

In business, it is important to adhere to a set standard. Otherwise, an inordinate amount of time and resources may be wasted by those not willing to make a commitment. Happy sales all!

It's difficult to work with clients whom have to loyalty to the work you've provided; and many times, been less than honest about their true intentions.  You did the right thing by requiring her to sign a Buyer Broker Agreement upfront.

After 35 years as a Realtor, I'm fortunate enough to work mainly with past clients, or those they send to me.  I don't generally need to worry about the loyalty aspect.  Think of your Exclusive Buyer Agency Agreement as a Loyalty Oath!

If she isn't willing to an agreement to work with you, then it seems you have lost nothing.  Perhaps there is a reason she doesn't want another agent to hear you talking about her.  Maybe she screwed that agent at some point.

This buyer is not deaf. 

She wants to be on the down low because she has said the same thing to a bunch of other agents and does not want to be "outed" as a people user.
