I love when a good plan comes together. Even though the buyer had trepidation with regard to the commute.
Today's story is about some folks who lived in the West Springfield area in an older home and wanted to buy a brand new home that offered more space, less maintenance.
So let me share with you the background story. Their home was much older, it was built in the 1950's. So upon my first I could see the challenges. Small rooms, small bathrooms, no room to expand, no garage. They purchased the home less than ten years ago, because it was near a commuter bus stop and they could walk to the bus. This meant less wear and tear on the cars. Yes that was a savings for sure.
However what they saved on maintenance for the cars went into the house. A new roof, new siding, new bath, painting,electrical and on and on. Remember it was a home built in the 1950's. OUCH!
So the new focus was to buy a larger new home. Their budget was under six hundred thousand. So that meant they had to go South down I-95 to the Woodbridge, Lake Ridge, Dumfries Virginia area where new homes were within their budget.
Take a look at the difference is home styles and affordability just thirteen miles down into Prince William County Virginia.
As much as they loved the homes, the knee jerk reaction was the commute was going to be so much longer. The commute from West Springfield was approximately 45 minutes door to door. Moving to the Prince William County Virginia area the fear was it would take double that time.
The great news I was to share with the countless testimonials on the NextDoor App from the community I live in, on what other commuters have learned. Many wrote that from the Rt 234 lot to the Pentagon is about the bus takes about thirty five minutes, if you opt to Slug from the Rt 234 Lot that shrinks to twenty five minutes. Then you take the metro to your office.

So in the end, the fears were unjustified. That is because in the Springfield area the bus has to travel Old Keene Mill Rd, and that means light after light after light. Whereas the bus leave the lot full, or the car from the Slug line and right up I-95 they go to the Pentagon. No traffic lights! A quick right turn out of the lot and away they go.
So if you live in the Burke, Springfield, Newington Forest area, Lorton area in an older home and you are ready for a newer home, one that is more energy efficient with open concept living and lot of light, maybe it is time to explore your options.
